Mortgage Loan Originator Steps for Renewal and Reinstatement
Important Notice For All Applicants
Effective for the current renewal, all renewal requests will be submitted to the NMLS only. The renewal fee for your Colorado license will be collected during your NMLS registration renewal and no further action will be required.*
*This change is for the renewal process only; initial application and reapplication processes will still require submissions in both databases. In addition, please continue to update your surety bond and E&O insurance information within the Colorado database when you renew your policy with your insurance/bond carrier.
Renewals and Reinstatements
All renewals and reinstatements must be performed using the NMLS Registry.
- Renewal Period-November 1 to December 31
- Your license expires on December 31. You are not allowed to originate loans in Colorado if you fail to renew your NMLS registration prior to December 31. Renewal of your NMLS registration will update your record within the Colorado database within approximately 10 business days from the NMLS submission.
- Reinstatement Period-January 1 to Last Day of February
- If you miss the December 31 renewal deadline, you may reinstate your license between January 1 and the last day of February.
- If you fail to reinstate your NMLS registration on or before the last day of February, you will be required to reapply for your license.
- Reapplication submissions are still subject to the 2 database requirement: submission in both the NMLS and the Colorado e-Licensing system. The additional Colorado-specific fingerprint requirement applies to reapplication submissions.

Steps For Renewal
Step 1: Pre-Renewal Compliance Items
- Complete your 8-hour CE requirement. Be sure to allow 24 to 48 hours for your CE completion to be reported to the NMLS for renewal availability
- Confirm both your E&O insurance and surety bond policies are active and in effect.
Step 2: Renew Your NMLS Registration(s)
Step 3: Save Your Renewal Confirmation and Payment Receipt for Your Records
- The Division of Real Estate will not provide payment confirmation.
- Please allow up to 10 business days for your NMLS renewal to be recorded within your Colorado license record.
