What are homeowners entitled to and how should they be requested?

The HOA Information and Resource Center frequently receives questions regarding records requests in homeowners associations. Fortunately, the Colorado Common Interest Ownership Act ("CCIOA") provides clear guidance as to the rights and responsibilities of homeowners when requesting association records. 

Section 38-33.3-317 of CCIOA governs which records associations are required to maintain for the purposes of document retention and production to owners. It goes on to specifically categorize the various types of association records, and details what the association's rights and responsibilities are in regard to each.
